I can ensure peace of mind by taking responsibility for the success of a building project from feasibility study to handover. I offer independent building advice through a range of services. I can help with ideas, advice, contractor selection and contract administration.
Everyone has different requirements when undertaking building works and I can offer a number of different options that will be suitable to the size, costs and complexity of the proposed work.
As a guide I have prepared a list of services that can be provided.
Stage 1: Design and planning service |
- Appointment of additional professionals including, architects design drawings, structural engineers, archaeological and ecological consultants as required and outline specification

- Statutory approvals: Planning permission, Building Control Approval, Listed Building Consents, Construction Design Management Regulations 2015

Stage 2: Planning for construction |
- Preparation of project documentation: specified schedule of work using national building standards (NBS) scheduler to client’s requirements. Preparation of pricing sheets.

- Procurement and tendering: choose the appropriate form of contract from the JCT suite of standard form contracts. Set up procurement timetable and tender rules. Establish contractor tender lists, schedule of work and pricing sheet sent to potential contractors, meet potential contractors on site, follow up contractors for quotes

- Tender assessment and contract award: check pricing sheets for errors and omissions. Confirm start and finish dates. Provide project plan and payment schedule. Award the contract.

Stage 3: Contract administration |
- Communication: site visits, meetings, email and telephone communication with the customer and contractor.
|
- Time: ensure that progress on site is meeting timescales set out in the project plan.

- Quality: inspect the building work to check that the contractor is keeping to his responsibilities under the contract

- Variations: record, confirm and authorise cost and time implications of any changes to the schedule of works.

- Specifications: issue technical guidance and instructions for additional work carried out during the project.
|
- Payments: issue certification that work has been completed as set out in the payment plan prior to payment of contractor invoices.

- Ensure all statutory obligations are met including Building Control.
|
- Completion: Preparation of final account, issue certificate of making good and final certificate.
