Jeremy offers complete peace of mind to you as a homeowner by taking responsibilty for the success of the project and offering truly independent building advice through a range of services. He can help you with ideas, advice, project management or problem solving.
Every customer has a different approach to what they require for their property. As a result Jeremy can offer you a number of different options that may be suitable, but in every case he will tailor his service to meet your exact requirements. 

Specific property services offered by Jeremy in Hertfordshire, Buckinghamshire, Bedfordshire and the Home Counties include; property refurbishments, property renovations, home extensions, loft conversions, building surveys and a complete design and planning service. 

Complete Design, Plan and Build Service

Stage 1. Design and Planning service

  • Select and brief Architect
  • Ensure plans are in accordance with client brief and budget
  • Obtain Planning Permission and Building Control approval

Stage 2. Planning for construction

  • Preparation of detailed Schedule of Works
  • Plans and Schedule of Works sent to builders for quotes
  • Meet potential builders on site
  • Pursue builders for quotes
  • Check quotes and references
  • Select builders and issue Contract of Works
  • Provide project plan and payment schedules
  • Confirm start and finish dates

Stage 3. Build Phase Project Management

  • Site visits and meetings with the customer and builder
  • On going email and telephone communication with the customer and builder
  • Checking progress against the Project Plan
  • Checking build quality and adherence to the Schedule of Works
  • Report and confirm cost implications of any changes to the schedule
  • For completion, prepare project “snagging list” and ensure that the project is completed to the customers satisfaction
  • I am always available to answer any queries or solve any issues, which may arise during the build.

Fees

The first step is to discuss the nature and scope of the project. I will then be able to offer initial advice and the approximate costs of my services, which will be confirmed by email.
The next step is for a site visit and submission of a detailed proposal setting out in detail my fees and scope of work.
My fees are always based on the size and complexity of each individual job.
As a rule of thumb guide I have prepared the following scale.

Project Cost
Less than £10,000
Fees at 10%

£10,000 to £50,000
Fees at 10% to 5%

£50,000 to £250,000
Fees at 5% to 2.5%
£250,000 and over by negotiation

Ad Hoc Service. You don’t need a Project Manager but you may need advice during the course of a project. I can provide this level of service to ensure the project is successfully delivered.
The cost for the Ad Hoc Service is charged as an hourly fee of £35 per hour.

Renovations and build service only

You already have detailed plans or are embarking on a renovation and require a Schedule of Works, selection of builders and project management.

This would require only Stage 2 & 3 Services

Project Management & dispute resolution

You have a build project underway which is not meeting your expectations.  You require help and guidance to get back on track.
Repair & Maintenance for period and Listed Properties
Understanding the construction of a property enables the correct diagnosis of problems specific to old buildings. Modern construction methods and materials are often incompatible and can accelerate decay. Specific advice and services can be offered in the following areas:

  • Structural repair
  • Damp
  • Heating and ventilation
  • Plastering
  • Pointing
  • Paints and finishes

Practical advice on the use and sourcing of lime mortars, lime crete, lime plasters, renders and paints can be provided.

  • Material matching for sympathetic repairs and alterations.
  • On site training for the householder or tradesman in the use of lime mortars for re-pointing, bricklaying, plastering and painting.

Building Health Check's

Never ignore building problems, get them inspected!

Jeremy offers a full Building Health Check (BHC). From the chimney pot to the basement your property will be examined from a building maintenance perspective and a report will identify problem areas, recommend solutions and provide estimated costs for undertaking any work. Everyone is used to taking a car for an M.O.T so why not pay the same attention to your home?
